Queen Creek appliance repair.

The median home in Queen Creek was built in 2012, and nearly one in five went up in 2020 or later, by the Census Bureau’s latest five-year estimates. In a house that new, a built-in that fails may still be somebody else’s to put right: the maker’s and, in some cases, the builder’s or a home warranty plan’s. It is worth knowing whose before you pay anyone, us included.

A new house, three warranties.

Of Queen Creek’s 23,569 homes, 21,393 were built in 2000 or later, and 4,321 of those in 2020 or later. The same Census estimates put the median year at 2012 here, 1989 in Mesa and 1984 in Tempe. In a town this new, the first question about a failed built-in is who is still answerable for it.

First, the maker. All four give two years of parts and labor on the whole appliance, and Sub-Zero and Wolf make it three when one of their own certified installation companies fitted it. On refrigeration the cover then narrows to the sealed system: parts and labor through the fifth year at Sub-Zero and Monogram and the sixth at Viking, then, on most models, the parts alone to the twelfth, with the labor yours. The four warranties, side by side.

While the full period runs, the first call is to the maker, not to us. A covered repair costs you nothing, and Sub-Zero, Wolf and Viking each require their own service network for it. We are an independent company and cannot file a claim for you.

Second, the builder. The Federal Trade Commission’s guide to new-home warranties says cover for workmanship and materials on most components usually ends after the first year, and for plumbing and electrical systems generally after two. It adds that builder warranties usually do not cover household appliances, or components under a manufacturer’s warranty. For a new home build, Arizona law allows two years after the close of escrow or actual occupancy, whichever is earlier, to file a written complaint against the contractor with the Registrar of Contractors. Your builder’s own booklet is the document that counts.

Third, a home warranty. The FTC’s wording is that a service contract is sometimes called a home warranty, but service contracts are not warranties: it is a separate contract, at an extra cost, with terms of its own. What such a contract means for a built-in.

An independent service fits after the maker’s full cover has ended. In the parts-only years the maker still owes the sealed-system part, and Sub-Zero’s warranty sets out the route for an owner who uses other service: ask Sub-Zero for the part, and pay for the work. We repair Sub-Zero, Wolf, Viking and Monogram in Queen Creek: refrigerators, freezers, wine storage, ice makers, and ranges and wall ovens. Our visit is $119, waived if you go ahead with the repair, and the genuine parts we supply carry our own twelve months, parts and labor.

Four Things to Find Before You Call Anyone

  1. 01

    The closing date

It is on the settlement statement. Viking’s two years can run from the closing date for new construction, GE accepts a builder’s letter or other proof of occupancy for a Monogram, and Arizona’s two years for a complaint about the build run from closing too, unless you moved in earlier.

  2. 02

    The model and serial number

Each maker keeps its warranty file by them. Where the tag is on each make.

  3. 03

    Who installed it, and when

Sub-Zero and Wolf count their years from original installation, and one of their certified installation companies means three years of full cover and not two. The builder can tell you both.

  4. 04

    The other two documents

The builder’s warranty booklet, and the home warranty contract if there is one. Read what each says about appliances first.
