Tempe appliance repair.
Nearly one Tempe home in four, 24 percent, is in a building of twenty or more units, by the Census Bureau’s latest five-year estimates. A built-in refrigerator, a wine column or an ice maker on an upper floor is the same machine it would be in a house. What changes is everything around it, beginning with whose ceiling is underneath.
A built-in, above the ground floor.
Of Tempe’s 86,182 homes, 20,737 are in buildings of twenty units or more, and 16,194 of those are in buildings of fifty or more. Detached houses make up 38 percent of the city. So a built-in here may stand in a house in the south of Tempe or in a tower beside Tempe Town Lake, and the two visits are planned differently.
The machine does not change. The water does. A built-in refrigerator and an ice maker are plumbed to the building’s supply, and a supply line under pressure does not stop the way defrost water does. In a house a slow leak marks the floor. Upstairs it goes through it, to the neighbor below. Sub-Zero publishes a threshold that tells the two kinds of leak apart: more than a pint under the unit points at the water valve or the plumbing connection. Water that comes back once or twice a day points, by GE’s answer, at a blocked defrost drain. Water under the refrigerator, step by step.
So the first thing to know, before anything drips, is where the water shuts off. Sub-Zero says the connection to one of its units may be under the product, in an adjacent cabinet, or in the basement near the utilities. In a condominium that third place may belong to the building and not to you, which is why the first question below goes to the building.
The rest is logistics, and the answers are your building’s to give, not ours: how a technician and a case of parts get upstairs, where a service vehicle may stand, and in which hours work is allowed. Ask once and keep the answers. They will serve for the next visit, by anyone.
We repair Sub-Zero, Wolf, Viking and Monogram in Tempe, in houses and in condominiums: built-in refrigerators and freezers, wine storage, ice makers, and ranges and wall ovens. One visit can take in more than one machine: $119 to diagnose the first and $69 for each further appliance on that visit, and each charge is waived if you go ahead with that repair. The genuine parts we supply are covered for twelve months, and so is the labor.
Homes by size of building: U.S. Census Bureau, American Community Survey 2020–2024 five-year estimates, table B25024 (Tempe), via Census Reporter. Read October 5, 2026. The leak threshold and the shut-off locations are Sub-Zero’s published answers, and the once-or-twice-a-day drain answer is GE’s, set out in our guide to a leaking refrigerator.
What to Ask Your Building Before a Visit
- 01
Where does the water shut off?
Two valves: the one on the line to the refrigerator or the ice maker, and the one for the whole apartment. Ask who is allowed to close the second, you or the building.
- 02
Is there a service elevator, and must it be booked?
On a repair it carries a technician, tools and parts. It matters more if a machine ever has to leave its opening: Viking lists its 42-inch built-in side-by-side at 525 pounds.
- 03
Where may a service vehicle stand?
A loading bay, a guest space or the street, and for how long. Tools and parts come up from it.
- 04
Which hours, and who needs to know?
The hours in which outside trades may work, and whether the front desk or the association wants a name beforehand.
